Roof Replacement by Alta Roofing in Colorado Springs
Full tear-off · asphalt, metal, tile & TPO

Roof replacement in Colorado Springs, done to the deck.

Alta replaces roofs across Colorado Springs and Pueblo with a full tear-off to the deck, and most homes take one to two days once the permit's issued and the materials land. IKO is our primary shingle, manufacturer warranties are available on any shingle we fit, and every install carries our lifetime workmanship warranty and a 24/7 emergency line.

The direct answer

Alta replaces roofs across Colorado Springs, Pueblo and the surrounding towns in asphalt shingle, metal, tile and TPO. Every replacement is a full tear-off to the deck, with decking repaired, ice-and-water membrane at the eaves, valleys and penetrations, synthetic underlayment over the field, and balanced Lomanco ventilation sized before we order materials. Permitted through your local building authority and backed by a lifetime workmanship warranty, with manufacturer warranties available for any shingle type. IKO is our preferred manufacturer and we are an IKO RoofPro contractor. Replacements generally start around $10,000 and move with the size, pitch, complexity, material and condition of the roof, and we handle HOA architectural approvals and colour-matching where your covenant requires them.

Why we will not lay over an old roof.

A layover is faster and cheaper on the day, and it is the reason a lot of roofs in this region fail early. Going over the top hides soft decking, rusted flashing and nail pops, it doubles the weight the structure carries, and the new shingles telegraph every ridge and cup in the layer underneath.

It also complicates your next claim. When two layers come off instead of one, the tear-off line on the estimate changes, and adjusters routinely question whether the second layer was permitted. We strip to the deck every time so what goes back on is sitting on something we have actually seen.

What's included

What do you actually get when we do this work?

  • Tear-off to bare decking

Everything comes off, down to the sheathing, and the roof is cleaned and swept before anything goes back. Magnetic sweeps of the lawn and drive happen at the end of every day, not just the last one.

  • Decking walked, sounded and repaired

With the roof open we walk every sheet. Soft, delaminated or under-nailed decking is replaced and re-nailed to current fastening schedules. We carry a decking allowance in the written scope so a discovery mid-job is a known number, not a surprise invoice.

  • Ice-and-water at the eaves, valleys and penetrations

Self-adhering membrane where water actually backs up. In a climate that runs warm afternoons and freezing nights all winter, this is the layer that stops an ice dam pushing water back under the shingles and into the ceiling.

  • Synthetic underlayment across the field

Synthetic rather than felt. It lies flat, it does not wrinkle or tear when it gets wet, and it holds up to the downslope wind that comes off the mountains while a roof is open and exposed.

  • Manufacturer starter and hip-and-ridge

Proper starter strip at the eaves and the rakes, and matching hip-and-ridge cap along the top. Cutting field shingles to fake a starter course or a ridge cap is common, and it voids most wind warranties the day the roof is finished.

  • Ventilation sized before we order

Intake and exhaust are calculated by Net Free Area against your attic area and the ratio your building department requires. A new roof over a starved attic is a warranty problem from day one, which is why we check it before we quote.

  • Permit pulled, posted and inspected

We pull the permit in Alta's name, post it on site and meet the inspector at final. We also do not drop materials on your driveway before the permit is issued, because in the Pikes Peak region that is a stop-work order and a triple permit fee.

How the job runs

Start to finish, no surprises.

  1. Step 01

    Inspect & measure

Roof and attic, photographed. We measure by slope and pitch rather than guessing off satellite, and we check ventilation while we are up there.

  2. Step 02

    Scope & spec

A written scope with the system, the colour, the decking allowance, the ventilation plan and the warranty terms, all itemised so you can compare it line by line.

  3. Step 03

    Permit & materials

Permit pulled with your building authority, materials ordered and delivered to a schedule, not dumped weeks early.

  4. Step 04

    Tear-off & install

Most homes are one to two days. Tear-off, deck repair, membrane, underlayment, flashing, field, ventilation, ridge.

  5. Step 05

    Clean, inspect, register

Magnet sweep, final building inspection, photo walkthrough with you, and the manufacturer warranty registered in your name.

Systems we install, and when each one earns its place.

We are not a one-product shop. The right system depends on the pitch, the exposure, how long you plan to stay and what your insurer will pay toward it.

  • Asphalt · Architectural

    Laminated architectural shingle

The default for most homes here. Heavier than a three-tab, better wind ratings, and the widest colour range. IKO is our primary line and we install GAF as well.

  • Asphalt · Class 4

    Impact-resistant shingle

UL 2218 Class 4 rated lines for homeowners who want the insurance credit and a mat that resists cracking. Covered in full on our impact-resistant roofing page.

  • Metal · Standing seam

    Standing seam and stone-coated steel

Concealed-fastener standing seam or stone-coated steel panels. Long life, excellent wind performance, and a strong fit on the steeper foothill and Tri-Lakes homes.

  • Tile · Concrete / clay

    Concrete and clay tile

Repair, re-lay and full replacement. Tile roofs mostly fail at the underlayment long before the tile does, so the honest question is usually whether you need a re-lay rather than a replacement.

  • Low-slope · TPO

    TPO single-ply membrane

For flat and low-slope sections, the rear additions and porch roofs that shingle should never have been put on. Heat-welded seams rather than glued laps.

  • Accessories

    Flashing, drip edge and penetrations

New drip edge, new pipe boots, new step and counter flashing. Reusing old flashing to save a hundred dollars is where a large share of the leaks we get called to began.

Get it looked at before it gets worse.

Free, photo-documented and no obligation. We work Colorado Springs, Pueblo and the towns between them, and we run 24/7 emergency response including tarping if water is coming in right now.

Straight answers

Roof Replacement questions.

We do not, and we would rather lose the job than do it. A layover hides the decking, adds weight, telegraphs the old surface through the new one, and complicates your next insurance claim. Every Alta replacement is a full tear-off to the deck.

One to two days of actual roofing for most homes in Colorado Springs and Pueblo, once the materials are on site. Larger or steeper roofs, tile and metal take longer. The permit and, on a claim, the insurer, are usually the bigger part of the calendar, and we keep you posted on both.

Yes, and we do. In the Pikes Peak region a permit is required for any reroof affecting more than one square, which is 100 square feet, so any real repair and every replacement needs one. Pueblo city and unincorporated Pueblo County each have their own authority. We pull it, post it and meet the final inspection.

We photograph it, show you, and replace it. The written scope carries a decking allowance with a per-sheet rate agreed before we start, so you know the number in advance instead of getting a call from the roof.

Replacements generally start around $10,000 and increase with the size, pitch, complexity, material, access and condition of the roof. Because every roof is different, we give a free inspection and a project-specific written estimate rather than a price per square. On a covered storm claim your out-of-pocket is typically just your deductible plus any upgrades you choose.

Yes. Where your covenant requires an approved colour or product, we help with the architectural approval and match the roof to what the HOA allows, so the replacement clears review the first time.

Yes. IKO is our preferred manufacturer and we are an IKO RoofPro, and we are GAF Certified as well. Manufacturer warranties are available for any shingle type we install, so if you have a preference, or your HOA specifies a product, we will quote it.

Two separate things. The manufacturer warranty covers the materials, and Alta's lifetime workmanship warranty covers our installation. We register the manufacturer warranty in your name and hand you both at closeout.
